Luxury Orlando Real Estate helps buyers compare Central Florida vacation homes, second homes and rental properties. Before making an offer, establish whether the individual property fits your intended use, ownership budget and operating plan. Attractive photographs and a headline rental-income figure are only the beginning.
Use this checklist when comparing homes in Reunion Resort, ChampionsGate, Solterra and other Central Florida resort communities. Requirements and costs must be checked for the specific address.
1. Define how you will use the home
Write down whether the purchase is primarily for personal vacations, a permanent residence, rental use or a combination. Identify the weeks you expect to use it yourself. Those dates affect the nights available to rent, so an income estimate should reflect your own calendar rather than assume year-round availability.
2. Verify rental permissions for the exact property
Ask for the applicable association documents and confirm permitted rental terms, registration requirements and any management restrictions with the relevant association and local authorities. Do not assume that a nearby property or another section of the same resort follows identical rules. Ask your adviser to identify unresolved questions before you commit.
3. Confirm membership and amenity access
A home being inside a resort does not establish which facilities an owner or rental guest may use. Ask what membership, enrollment or other arrangements apply, whether anything transfers on sale, and what additional charges may arise.
For example, Reunion Resort’s official FAQ explains that guest amenity access can vary by home and rental provider. Obtain confirmation for the home you are considering rather than relying on a general description of resort facilities.
4. Build a complete ownership budget
Compare purchase costs, recurring expenses and the cash reserve you will retain after closing. Request current documents and property-specific quotes for:
- Financing and closing costs, where applicable.
- Property taxes, association dues and any applicable assessments.
- Insurance appropriate to the intended use, utilities and internet.
- Pool care, landscaping, pest control, repairs and furniture replacement.
- Management, booking, cleaning and other operating charges if you intend to rent.
Keep expenses already included in association dues separate to avoid counting them twice. For financed purchases, the Consumer Financial Protection Bureau’s Loan Estimate explainer can help you review projected payments and closing costs. Confirm coverage and financing suitability directly with your insurer and lender.
5. Separate rental revenue from money available to the owner
Ask what a quoted income figure includes, which dates it covers and whether it is actual performance or a projection. Request the corresponding expenses and distinguish rental revenue from cleaning charges, taxes or other amounts collected from guests.
Luxury Orlando Real Estate’s relationship with sister company Next Stay Vacation Rentals adds a practical property-management perspective to buyer conversations. Ask what comparable operating information is available and whether those homes resemble your proposed purchase in size, condition, amenities and owner use. Historical results do not guarantee future income.
6. Inspect condition and included furnishings
Arrange appropriate independent inspections and review the roof, major systems, pool equipment and other features relevant to the home. Obtain a written inventory of included furniture and equipment. Identify immediate repairs and likely replacements before deciding what cash you need after closing.
7. Compare the full picture before choosing an offer
Put two or three candidate homes side by side. Record the asking price, verified ongoing costs, rental permissions, amenity access, condition, included items and unanswered questions. Ask your real estate professional to explain comparable sales and the proposed terms. Discuss representation services and compensation in advance so responsibilities are clear.
